What Is an AC Inspection?
An AC inspection is an independent check of how well your air conditioning performs — not a service or a clean. We run the system, measure the air coming out of every grille and look at the parts we can reach: filters, drain lines, visible ducts, insulation and thermostats.
The result is a set of numbers. Instead of "the bedroom feels warm", you get the supply air temperature and air speed in each room, which shows whether the problem is the unit, the ducts or the room itself.
Because we do not repair AC systems, there is no reason for us to over-diagnose. You take our readings to your AC company, landlord or developer and ask them to fix the exact fault.

Signs Your AC Needs an Inspection
AC complaints are the most common issue in Dubai homes. Book an inspection if you notice any of these:
One room never cools down
Usually an airflow problem — a closed damper, a long duct run or a blocked return — not the thermostat.
Water dripping from grilles
Condensate lines blocked or sloped the wrong way, which can stain or damage ceilings.
Musty smell when the AC starts
Dirty filters, coils or ducts, worth checking before the hot months.
High bills but weak cooling
The system may be running hard without delivering cold air where it is needed.
Noise or vibration
Loose fan coils, ducts touching the structure or a vibrating outdoor unit.

Common AC Problems in Dubai Homes

Unbalanced airflow
The living room gets plenty of cold air, the far bedroom gets very little.
Poorly insulated ducts
Ducts sweat in the ceiling void and cause damp stains.
Blocked or flat condensate lines
Water backs up into the unit and drips from grilles.

Lines that sweat, lose cooling and drip onto ceilings.
Thermostat in the wrong spot

AC Inspection Price
AC inspections are quoted by the number of rooms and units, and whether the home uses split, ducted or district cooling. You get a fixed written quote before we visit.
Who Fixes the AC?
Responsibility depends on whether the home is new, owned or rented:
New homes: 1 year
Under Dubai Law No. 6 of 2019, developers must repair defective mechanical installations, including AC, for one year from handover.
Rented homes
Maintenance responsibility is set by your tenancy contract. Report AC faults to the landlord in writing and keep our readings as evidence.
District cooling
The central plant belongs to the building or cooling provider; the fan coil units, valves and thermostats inside your home are usually your or the developer's responsibility.

When is the best time to book an AC inspection?
Before the hottest months, or before you accept a new or rented home. A problem found in spring is easier to fix than one found in August.
How do I know my villa has the right AC capacity?
We compare the installed units with your sale agreement where you share it, and the room readings show whether each zone is being cooled properly.
Is the AC checked during snagging?
Yes. Every new-home snagging includes AC checks. This standalone service is for homes already in use or where cooling is the main concern.
